What is property tax?

How to pay South Delhi Municipal Corporation (SDMC) property tax?
It is best practice to pay your SDMC property tax on time otherwise your property could get sealed. You can use one of the two methods to pay your property tax:
Online Method:
Step 1: Visit the portal for South Delhi Municipal Corporation https://mcdonline.nic.in/sdmcportal/
Step 2: Click on the ‘Sign Up’ option and click on register to get onboard to the portal
Step 3: Fill in the details required under the registration and select your desired username and password
Step 4: Use your login and password to Sign-in into the customer portal
Step 5: Before proceeding further you must register your property onto the portal by providing your Unique Property Identification Number (UPIC). In case you do not have your UPIC number then you may apply for one on the same portal and register your property
Step 6: Select the property for which your want to pay your property tax in Delhi.
Step 7: Cross-check the compute the property tax that is payable
Step 8: Proceed to may the payment and save a copy of the receipt that you receive for reference
Offline Method:
If case you don’t have access to pay your property tax online then you can choose to pay it in person in the form of a cheque, demand draft, debit, or credit card by visiting your nearest affiliated bank or a Customer Service Bureau Center.
Alternative Online Method:
Step 1: Visit the portal for South Delhi Municipal Corporation https://mcdonline.nic.in/sdmcportal/
Step 2: Head to the ‘Online Services’ tab and click on ‘Property Tax’
Step 3: Click on ‘Citizen Login’ and proceed to enter your registered mobile number
Step 4: An OTP or One Time Password will be sent to your registered mobile number, enter that number in the login field
Step 5: Once logged in proceed to pay your property tax by following the steps and collecting your receipt of payment

How is South Delhi Municipal Corporation (SDMC) property tax calculated?
The SDMC uses this formula for calculating the property tax:
Property Tax = Annual Property Value X Current Tax Rate
Where the Annual Property Value of a building = Total area covered by the property X unit area value per sq. m. X age of property X usage X construction X flat factor
And the Annual Property Value for land = 0.3 X unit area value per sq. m. X area of the vacant land X usage X occupancy of land
The current tax rate is dependent upon the valuation of that property depending on the locality it falls under.
What is the tax rebates for South Delhi Municipal Corporation (SDMC) property tax?
The last due date for paying the SDMC property tax is 30th June for any given financial year. Paying your property tax gives you certain tax rebates as well. Some of the tax rebates are as follows:
- 30% for women, senior citizens and ex-servicemen, and people with disabilities
- 20% for group housing apartment owners who pay their property tax before the due date
- 15% on lump-sum payment of the payable amount before the first quarter
- 10% on the annual value of CGHS/DDA flats up to 100 sq. meters
